How the figures on this site are produced, which assumptions sit behind them, and which of those are estimates.

The most important sentence first
No figure on this website is measured at a real hotel.
Hunzi is young and does not yet run in enough properties to average anything. Everything you see on the home page and in the ROI calculator is computed: from assumptions listed in full below, which you can overwrite in the calculator yourself.
We put that at the top because the alternative is common in this industry. It would have been easy to take a large vendor's case-study number and present it as ours. We considered exactly that once and rejected it: republishing someone else's performance figure as your own is misleading advertising under § 5 UWG, and it would be the one number we could not explain to you.
What the calculator computes
Benefit minus price. The older calculator on this site only added savings up and never subtracted what Hunzi costs, so it could never produce a negative result.
This one can. For a small property with low volume the result genuinely is negative, and hiding that would be the most expensive sentence on the whole site. If the calculator shows a minus for your property, that is the answer, not a bug.
The arithmetic differs per plan: the cheapest plan is the floor, and more expensive plans get additional lines for what they additionally do. Otherwise a pricier plan could only ever look worse on identical inputs.

"Estimate" means: set by us, not measured. That label is written the same way in the source of the calculation itself, so it cannot quietly disappear the first time a marketing page gets edited.
The values for occupancy, rate and commission sit deliberately at the low end of what is reported for independent properties in Germany. The OTA share of independent hotels is put above 60 % for 2025; we compute with 35 %. Commissions are typically between 15 and 25 %; we compute with 15. The result comes out lower than it need be, which we prefer to the other way round.
A worked example
50 rooms, monthly billing, every other field untouched. This is exactly what you get by opening the calculator and typing nothing at all: since LP-58 the calculator's starting values and the worked example on the home page are the same numbers, from the same source.

The "your team" tile deliberately quotes the 51.9 hours from chat and email rather than the full 89.4. The difference sits in phone and coordination, and the calculator shows those in euros rather than hours. A number you cannot find again when you check it is not a good number.
What this means for you
Open the calculator and replace our assumptions with yours. You know your occupancy, your rate and your OTA share better than any model does.
If that produces a result that does not carry the price, tell us. Then Hunzi is not the right thing for your property at the moment, and knowing that early is cheaper for both of us than the opposite.
